Just Sold!

Friday, August 29th, 2008

Congratulations to Allyson!  We sold her Decatur home this week!  She is preparing for a new life in Chicago with her future husband.  Allyson was actually referred to us by a past client and she became not only a client, but a friend.  We are sad to see her move to Chicago but wish her the best!  If you or anyone you know is looking to buy or sell, please let us know.  Just as we took great care of Allyson, we will take EXCEPTIONAL care of any referral you send our way.  It’s at the heart of our business!

So what’s the deal with the new Homeowner Tax Credit?

Reading the Atlanta Journal Constitution today, I came across this article related to the new Federal Tax Credit for first time homebuyers as part of the 2008 Housing Rescue Bill signed by President Bush earlier in the year.  There may be some confusion over what it is, and I thought I would just let you know some things I thought to be important.

Who qualifies?  Someone who has not owned a home in three (3) years.

How much is the credit?  10% of the purchase price, not to exceed $7,500, depending on the homeowner’s inclome.

When must the purchase take place to qualify?  After April 8, 2008, and before July 1, 2009.

*The credit must be repaid over 15 years, starting two (2) years after the house is purchased, by adding $500 to the homeowner’s income tax bill each year (if the whole $7,500 credit was used).  If the house is sold before all payments are made, the balance is due upon sale.

Rent Continues to Rise!

Wednesday, August 27th, 2008

Over the past five years, rent in metropolitan areas has risen an average of 8% per year.  Don’t put up with another letter from your landlord announcing ANOTHER rent increase.  Start owning your home vs. renting your home.  It’s more affordable than you might think.  There are some great programs, including a FHA mortgage with low closing costs and minimal down payment requirements, available to qualified borrowers through our recommended lenders.  Remember that it’s only a buyer’s market if you’re buying.  Call Andy and Lesley for more information.

Study Finds Most Online Home Seekers Searching Through Incomplete and Inaccurate Listings

Wednesday, August 27th, 2008

We are often asked, what is the best search engine for looking up active listings on the market.  Well, the wonder of the internet have given the consumer some great tools.  Trulia and Zillow come to mind as the most recent useful search engines.  However, a new study commissioned by Roost.com has come out confirming that these third party sites are still not completely accurate.  In fact, you could say they are far from accurate.  The most accurate way to determine what’s on the market is to call a Realtor.  Professional real etate people still have the best tools at their disposal such as the GA MLS and FMLS.  So, if you’re curious about your market, don’t hesitate to email us or call.  We would be glad to send you a list and/or link to any search you’re interested in seeing.  It would be our pleasure. – Andy

As a past educator with my Masters in Education, I am still drawn to school-related information.  Newsweek just posted an article entitled, “The Top of the Class – The Complete List of the 1,300 TOP U.S. High Schools.”  51 Georgia High Schools made it to the top of the class.  Check to see if your high school made the cut – Click Here.  Enjoy, Lesley

Starting the March in This Market?

Tuesday, August 12th, 2008

“Welcome to our world of real estate,” our associate broker said after telling us that the metro Atlanta area had 6,000 foreclosed homes sold on the courthouse steps last Tuesday.  What a market to begin your real estate career in!  Well, fortunately, as Lesley has pointed out every time someone asks us about the market, it’s not all doom and gloom.  There are plenty of people who are selling their homes not under the gun of their financial institution.  There are buyers who realize what an opportunity there is in this market to get that dream home they have always wanted either through getting a good value and saving or by stretching it to get that “next” level of house.

Everyone told me I was crazy to start a career in this market.  It’s hard to really freak out when we are busier than we have ever been.  It’s one of the solaces I took when I made the jump to real estate after spending the last 8 years with the same company serving as a sales person, a manager, and finally a Vice President.  So, what is the difference?  How are you successful in this market?  You have to do something different, right?  No, not really.  You focus on the only thing you can control, your service.  Now, this is not to say that in a good market that your service stinks, only that service is the one characteristic that most homesellers and homebuyers look for in an agent and really one of the easiest things for an agent to control.  In real estate, there’s not a lot that agents have control over.  Many agents go into panic mode in this market.  Our job is still the same no matter the market.  We talk about over servicing and over delivering a lot, but what the heck is that?!?  Treating every client as if it were our only one.  Listening.  Understanding.  That’s why you’ll see that we go a little deeper on first consultations.  Forgive us if we want to know why you want the 5 bedrooms versus the 4 bedrooms or why it’s important for you to have that open kitchen you’ve always dreamed of.  We want to identify your needs, whether it be buying or selling, and help you get those needs and then some because we understand how and why they are important to you.  Your need may be to get a comparitive market analysis on your neighborhood, which we do a lot by the way.  Oftentimes we will provide the CMA and throw in an analysis on your area’s school system or local articles relative to your neighborhood just as a way of saying thanks for remembering us.

I’m excited to be on board, overservicing.  Yes, even in this market.

Congratulations, Barr Family!

Thursday, August 7th, 2008

Congratulations to the Barr Family!  I had the privelage of meeting the Barr’s in May and began to discuss the possibility of selling their home in Brookhaven Heights, despite the current market.  The Barr’s had their home on the market last year.  So, this year when it was time to “try again” with someone new, they may have been skeptical about selling.  We sold their home for 97% of the list price in only 28 days!  And…the best news – they can now take advantage of the great buyer’s market for themselves.  Call Lesley and Andy to see how we can sell your home in the least amount of time for the most amount of money!

Our statistics prove it!
