Worst to Best: Ranking the Top 5 Real Estate Markets in the Southeast Right Now

We broke down the data from Atlanta, Savannah, Charlotte, Columbia, and Greenville to see which markets are cooling off and which are absolutely on fire. Here is our ranking from #5 to #1.

Stop Watching the National News

If you are trying to figure out the real estate market by watching national headlines, you are likely getting the wrong picture. Real estate isn't national; it’s hyper-local. A strategy that works in Georgia might be a disaster in South Carolina.

Andy and I recently sat down to crunch the numbers across our five major footprints—Atlanta, Savannah, Columbia, Charlotte, and Greenville. We wanted to see who is stabilizing, who is "boring" (in a good way), and who is absolutely on fire.

We ranked them from "Coolest" to "Hottest" based on recent sales performance. Here is the breakdown of the Southeast’s real estate landscape right now.

5. Savannah, GA: The Stabilizing Darling

The Vibe: The Correction The Data: Down 8%

Savannah has been the darling of the Southeast for the last three years, seeing explosive appreciation. But gravity eventually kicks in. The market here has finally stabilized, showing an 8% dip in recent performance.

What This Means For You: If you are a buyer who felt priced out of Savannah two years ago, your window has reopened! "Bargains" are finally back in the conversation. Sellers here can no longer shoot for the moon; they have to price correctly to win.

4. Atlanta, GA: Boring is Beautiful

The Vibe: Steady & Reliable The Data: Flat (0% change)

In the stock market, "flat" is bad. In real estate? "Flat" means stability. Atlanta is currently the "steady eddie" of the South. We aren't seeing wild price swings up or down.

What This Means For You: This is a safe harbor. If you are a seller, you can predict your equity with decent accuracy. If you are a buyer, you aren't fighting the frantic appreciation of 2021, but you also aren't catching a falling knife. It’s a healthy, balanced market.

3. Charlotte, NC: The Luxury Boom

The Vibe: High-End Growth The Data: Up 2.3%

Charlotte continues to impress, particularly in the luxury sector. Relocations are surging as banking and tech professionals continue to move into the city. While the general market is good, the upper-tier price points are moving with surprising speed.

What This Means For You: If you own a luxury home in Charlotte, demand is high. For buyers, be prepared to move quickly in the desirable school districts and established neighborhoods.

2. Columbia, SC: The Affordability Fortress

The Vibe: The Sleeper Pick The Data: Consistent, Low-Volatility Growth

We call Columbia the "Affordability Fortress." While other markets fluctuate, Columbia remains incredibly insulated because of its price point. It is one of the few places where the "1% Rule" (rent vs. purchase price) still makes sense for investors.

What This Means For You: Investors, this is your playground. If you are looking for cash flow and a lower barrier to entry, Columbia is the market you should be betting on in 2025.

1. Greenville, SC: The Reigning Champion 🏆

The Vibe: Unstoppable The Data: Rapid Appreciation

Greenville takes the top spot again. Growth is everywhere here, driven by a quality of life that is attracting people from all over the country. Unlike Savannah, which is cooling, Greenville shows zero signs of slowing down.

What This Means For You: Sellers, you are in the driver's seat. Inventory is tight and demand is voracious. Buyers, you need a shark of an agent to navigate this market. You cannot "wait and see" in Greenville right now; you have to be decisive.

Which Market Fits Your Goals?

As you can see, you can't paint the Southeast with a broad brush. You might be looking for a bargain in Savannah, stability in Atlanta, or aggressive growth in Greenville.

The difference between a win and a loss in this market isn't luck—it's data.
