The media loves a good fear-based headline, especially when it comes to real estate. But what’s really happening in the South tells a different story. In our latest Carpool Real Estate Talk, Andy and I pulled back the curtain on what we call “The Golden Tier of Real Estate.” Spoiler alert — the market isn’t crashing. It’s just shifting.


Across our five markets — Atlanta, Savannah, Columbia, Greenville, and Charlotte — 25–30% of all homes are selling for 100% or more of list price in five days or less.


So, what does that mean?


It means great homes are still moving — fast. It means buyers who are ready, decisive, and competitive are winning. And it means pricing matters more than ever.


For buyers who say, “I don’t want to pay full price,” here’s the truth: The list price is the negotiation.

Today’s sellers have already made their concession by pricing their home at fair market value. They’re not inflating — they’re positioning. And when a home is priced right, it sells quickly and cleanly.

Personally, I’d rather have a great home that’s priced right and moves fast than an average home that’s been sitting for 60 days. Wouldn’t you?


The Golden Tier of real estate is alive and well — you just have to be ready to move when you see it.
